Michael Moss


Michael began his career as an accountant and had experience in real estate investment before establishing AsheMorgan in 1981.
Michael’s understanding of real estate, the debt markets and property cycles were honed throughout the deeply depressed property market of the early ‘90s. Today, he is responsible for group strategy and chairs the Investment Committee. He is also responsible for delivery and team management of The District Docklands.

Michael’s experience over numerous property cycles has emphasised for him, the importance of managing risk, which continues to be a key factor in the company’s success. Through ensuring that the asset management teams continue to focus on risk adjusted return through the lens of changing market dynamics, Michael ensures the best possible alignment with investors.

Michael holds a Bachelor of Commerce Degree from the University of NSW and currently chairs the Kesser Torah College (“KTC”) Foundation that supports a private Jewish school in Sydney’s eastern suburbs.


Michael Rothner


Michael has been bringing his substantial property experience to AsheMorgan’s clients since 1990. His expertise spans investor relations, funds management and joint ventures, development and construction, as well as financing investment grade assets.

He has been instrumental in expanding AsheMorgan’s business internationally and driving the company’s transition from a major player in the arrangement of senior and mezzanine debt to a principal capital provider and asset manager.

Michael heads up investor relations for the group, he is responsible for both the offshore and onshore capital invested into AsheMorgan Syndicates and is Chairman of the AsheMorgan Compliance Committee. He holds a Bachelor of Commerce Degree from the University of NSW, with merit, and is a fellow member of the Australian Property Institute. He has also completed a Harvard Business School of Management leadership course and is a member of the Young Presidents’ Organization (“YPO”).


Alton Abrahams


Alton joined AsheMorgan in 1995 and has led the company in direct property investments covering, commercial office towers, large-scale mixed use projects and retail repositioning.

As the Head of the Asset Management Team, Alton is focused on the identification, sourcing and negotiation of real estate investment opportunities, leveraging off his wide-ranging experience in investment and development. Alton co-ordinates the extensive real estate due diligence process undertaken prior to any acquisition and is integral in determining and implementing the investment’s objectives and strategies, focused on achieving enhanced risk adjusted returns for our investors and partners.

Alton as a key member of the AsheMorgan Investment Committee, is highly involved in all aspects of asset management, from settlement right through to the sale / realisation of any investment at an optimal juncture in the real estate market cycle.


Mendy Moss


Mendy Moss started his career at AsheMorgan in 2003 and has developed expertise in structuring and arranging senior debt, mezzanine debt and equity facilities, for investment and development assets.

Since focusing on principal investment from 2010, Mendy has maintained and expanded strong relationships with diverse sources of debt and equity capital. He retains a close alignment with leading property market participants including Australian REIT managers, active investment banking teams, agents, valuers, retail investors and well-established developers.

Mendy’s main focus is on AsheMorgan’s private and institutional investor relationships as well as providing direction and strategy for AsheMorgan’s Sydney portfolio. Mendy has led the investment team in landmark projects including commercial buildings and major mixed use developments. With experience in planning, leasing and transactions, Mendy provides capital and structuring solutions across the AsheMorgan portfolio.


Hans Borgelt


Hans joined AsheMorgan in 2006 and is responsible for all Group financial matters including cash flow, profitability forecasts and financial planning. He also serves as the Company Secretary and is a member of the AsheMorgan Compliance Committee. He is highly experienced in finance, including financial and product control, project-based system implementations, as well as structured transactions including complex debt finance structures involving arbitrage opportunities.

Hans has extensive international experience, having worked for Barclays Capital, Credit Suisse First Boston and the Royal Bank of Scotland. He holds a Bachelor of Commerce Degree from the University of Cape Town and a Post Graduate Diploma in Accounting from the University of South Africa. He is a member of the South African Institute of Chartered Accountants and the Australian Institute of Company Directors.

Scott Miles


Scott Miles joined AsheMorgan in 2007.  His broad range of property and finance experience includes property acquisition, feasibility and modelling, funds management, asset management, asset repositioning, leasing and property financing.  Scott has been directly involved in the acquisition and active management of a broad range of AsheMorgan’s commercial and retail asset including Midtown Centre, The Complex, TCB Building, Post Office Square, Dee Why Marketplace and Marden Park. Scott’s particular focus is on creating strong asset outcomes through developing leasing solutions for tenants, strategic capex and high-quality operational management.

Scott has over 25 years’ experience in Property and holds a Bachelor of Built Environment and a Master of Applied Finance.  He is a member of the UDIA and AICD and has graduated from the AICD Company Director’s course.

Marcello D’Ambra


Marcello joined AsheMorgan in 2006, having previously held management roles in Credit and Syndication Services at AMAL Asset Management and Specialist Banking Operations at AMP Bank. Marcello is the asset manager for 9 Hunter Street, Sydney and the Darlinghurst Collection, Sydney. His expertise lies in financial modelling, analytical assessment and credit and risk management. Marcello evaluates investment opportunities with a particular focus on debt and equity finance structuring. He is also involved in the review, negotiation and approval of financial and legal documents and manages the settlement of property transactions, after which, he continues to actively manage the portfolio of commercial property assets.

Marcello has a Bachelor of Business from Sydney’s University of Technology, a Diploma in Mortgage Lending from the Securities Institute of Australia and a Graduate Diploma in Applied Finance and Investment.

Michael Johns


Michael has worked in the property and finance industry for more than 20 years. Michael commenced his career with Ernst & Young where he worked with large listed and unlisted property companies and international institutions. Michael is the asset manager for The District Docklands, Melbourne.

He then spent five years working with AsheMorgan in its structured finance and debt advisory business before joining one of Australia’s largest real estate advisory firms where he provided strategic advice to a number of Australian and International banks on their real estate exposures following the GFC.

Michael brings a disciplined approach to asset management with a focus on minimising risks whilst maintaining upside potential. He holds a Bachelor of Commerce and a Graduate Diploma in Applied Finance and Investment.

George Karabatsos


George is the CEO for The District Docklands and is responsible for the strategic direction and performance of the asset, including development and delivery, leasing, management and operations, marketing as well as management of key stakeholder relationships.

George has over 25 years’ experience in various senior asset management and property investment roles and has developed an extensive knowledge and capability across a broad range of disciplines including asset management, leasing, marketing, retail design and master planning.

George has a comprehensive and specialist knowledge of the property market, particularly the retail sector, allowing him to develop strategy, operational structures and systems and processes, needed for the execution of strategies to drive active asset management and superior investment returns.

George holds a Bachelor of Science and Bachelor of Education, both from the University of Melbourne, and has completed a Leadership Development Program at the University of Business School.

Wilson Justo


Wilson has been with AsheMorgan since 2009. He has extensive experience in corporate finance, treasury, accounting, assurance and advisory. Wilson supports the Chief Financial Officer and serves as a business partner between group finance and management.

Prior to joining AsheMorgan, Wilson worked in the Financial Services division of Ernst & Young. specialising in Banks, Insurance and Funds Management businesses. Wilson is a member of the Institute of Chartered Accountants Australia and holds a Bachelor of Science Degree in Accountancy from the University of the Philippines. He is also a holder of the Chartered Financial Analyst designation and a regular member of the CFA Institute and CFA Society of Sydney.


Bethany Irwin


Bethany joined AsheMorgan in 2011 after relocating to Sydney from London and has since brought her energy, drive and long-standing company knowledge to providing comprehensive support across all aspects of office management, procurement and IT for the business. As well as managing day-to day office operations she supports two Board-level executives.

Her previous experience ranges from banking recruitment and various administrative and office support positions within the banking industry. Bethany holds a Bachelor of Science degree from the University of Newcastle Upon Tyne, UK.

Richard Bartlett


Richard has a diverse range of property experience, having worked across major asset classes in both development and transactional roles before joining AsheMorgan in 2018. Richard is the asset manager for Crossroads Homemaker Centre.

Richard’s strong strategic insights significantly help with the implementation of new processes, identification of immediate performance improvement opportunities and realising significant upside for investors.

Prior to joining AsheMorgan, Richard worked at 333 Real Estate and KordaMentha Real Estate, where he managed the workout of largescale mixed use developments and was involved in over $2 billion in asset sales. Richard holds a Bachelor Degree in the Applied Science of Property.


Jade Scott-Holland


Jade joined Ashe Morgan in 2019 as an Executive Assistant in the Brisbane team. Jade has dedicated her career to keeping executives and business owners organised, prioritised and connected with the needs of their teams and clients.

Prior to Ashe Morgan Jade worked in the commercial real estate industry for over 10 years as a team administrator at Savills, Ray White and Raine & Horne. Her superior office support resulted in Jade being promoted to an Executive Assistant where she managed nine operators within a real estate sales and leasing environment while completing tasks efficiently with minimal supervision. Strategically minded, Jade uses her initiative and relationship skills to partner with her executives and leadership team for success.

Darrell Prasad


Darrell joined AsheMorgan in 2016. In his time in the property industry, he has developed a broad range of experience in feasibility and modelling, valuation, capital transactions, due diligence, asset management and property financing.

He has been involved in the acquisition, active management and/or sale of The Complex, Midtown Centre, TCB Building, 31 Duncan Street and Post Office Square.

Darrell holds a Bachelor of Science and a Masters in Property Studies.  He is also an Associate Member of the API.


Ed Madden


Edward joined AsheMorgan in 2020. Edward brings over 15 years’ experience in direct real estate investment, asset and funds management and financing in Australia and across Asia. Edward is focused on strengthening and developing our relationships with our investors and partners which include family offices, high net worth individuals and major financial institutions across the Asia Pacific region.

Edward works closely with our acquisition and asset management teams to ensure all our investments are aligned and managed to meet our objective of achieving enhanced risk adjusted returns for our investors and partners.

Prior to joining AsheMorgan, Edward worked for a global private equity real estate management company based in Hong Kong, where he was responsible for transactional and capital management for a series of private funds investing across a diverse range of real estate sectors and multiple markets throughout the Asia Pacific region.

Edward holds a Bachelor of Commerce from the University of Sydney and a Bachelor of Property Economics from the University of Technology, Sydney.


James Groom


James has been an external legal adviser to AsheMorgan since 2002, and a Non-Executive Director and Company Secretary since 2007. James is also a member of the AsheMorgan Compliance Committee.

James’ legal career began in the early 1990s and included roles with leading corporate law firms in Australia, the U.K. and the U.S.A., as well as a stint as senior corporate counsel at GE Capital. In 2001, he established his own law firm, Groom Kennedy, which has grown to include a number of lawyers working with clients across Australia, ranging from start-ups to established listed companies. James specialises in corporate and financial services law.

James specialises in corporate and financial services law. He also serves on several private company Boards and on the Council of the University of Tasmania. He has a Bachelor of Arts Degree and a Bachelor of Law from the University of Tasmania.
